Can tenants and landlords agree to rents in Croatia?

How effective is the legal system in
Croatia?
It can be difficult to evict over-stay
tenants. The courts of Zagreb (e.g.) have been very obstructed, and cases take
time. Informal methods, namely thugs, for the use of 'agencies,' are common and
are recommended by retailers.

agree to Belize rents?
Initial rents in Belize can be freely
traded. The Rent Restriction Act however limits the rent increase to 10 percent
annually, or to the prescribed range required by every judicial district's Rent
Assessment Board.

last months' rent prior to occupation.
What rights have landlords and tenants in
Belize, particularly regarding contract duration and expulsion?
The tenancy duration must be set out in the
rental agreement. Long-term lease agreements last at least six months. The
agreement is usually written but should be written by deed if it exceeds three
years.
In the case of disputes, a tenant has seven
days to pay the rent due. If he cannot do that, the landlord can file charges
against him and notify him. Failure to pay rents and subletting without the
knowledge of the landlord or as set out in the rental agreement is legal
grounds for expulsion.
The law also allows landlords to take the
property of tenants in order to compensate for damages and unpaid rent by way
of court order. Landlords may also enter the property forcibly to reclaim it
from tenants and to claim compensation.

How effective is the legal system in
Belize?
Rent Assessment Boards implement the Rent
Restriction Act in each judicial district, and address complaints about rent
collection. The board is perceived to be a pro-landlord when rent is approved.
The appropriate court hears disputes between landlords and tenants.
Legislation
The Landlord and Tenant Act (last updated
in December 2000) provides for mechanisms for property recovery, complaints and
landlord and tenant problems.
The Rent Restriction Act (last updated in
October 2003) provides for the maximum rental increase permitted.
